Why Water Appears in the Middle of Your Yard

Short answer: the water is underground. It soaked into the sandy surface soil somewhere uphill, hit a dense clay layer it could not pass through, turned sideways and traveled downhill beneath your grass until something forced it back to the surface. That is why the wet strip is in the middle of the slope instead of at the bottom, and why the drain has to go uphill of it rather than in it.

The Symptom Tyler Homeowners Describe Constantly

It goes something like this. The top of the yard is fine. The bottom of the yard is fine. But there is a strip across the middle of the slope that stays soggy. The grass there is thin or different in color. A mower sinks in. It is not a puddle, exactly, it is just saturated ground. And here is the part that makes no sense to people: there is nothing visibly running into it. No downspout, no low spot, no channel from anywhere.

Sometimes it appears during the rain. More often it appears a day or two afterward, which is even stranger. The sky cleared, the driveway dried, and now the middle of the yard is wet.

This is one of the most common drainage complaints in Tyler and across Smith County, and it has a specific cause that almost nobody guesses on their own.

What Is Actually Happening: Subsurface Lateral Flow

The technical name is subsurface lateral flow, often shortened to interflow. It comes directly out of how soils are layered in this part of East Texas.

Step one: the rain soaks in instead of running off

Upland soils around Tyler are typically sandy loam at the surface. Sandy loam takes water quickly. When it rains here, most of the water does not sheet across the lawn the way it would on a heavy clay yard. It goes straight down into the soil within minutes.

That is why so many Tyler homeowners say their yard drains beautifully during a storm and then has a problem afterward. The surface really does handle the rain. The problem starts below it.

Step two: it hits the clay and stops going down

Beneath that sandy layer sits a dense clay subsoil, a claypan. Water moves through clay very slowly, effectively not at all on the timescale of a rainstorm. So the water descending through the sand reaches the top of the clay and stops.

At that point the sandy layer above the clay starts filling up, from the bottom, like water filling a sponge sitting on a plate.

Step three: it turns sideways and travels downhill

Tyler is not flat. It sits on gently rolling to hilly terrain, with elevations across the area roughly between 300 and 800 feet. So that clay layer underneath your yard is not level either. It is tilted, following the slope of the land.

Water that cannot go down and has a tilted surface beneath it does the obvious thing. It flows sideways, downhill, along the top of the clay. Underground. Invisibly. Sometimes for a long distance.

Step four: it comes back to the surface partway down

Eventually something makes it surface. The sandy layer thins out over the clay at a certain point on the slope. Or the slope steepens and the clay layer intersects the ground surface. Or so much water is arriving that the sand simply cannot hold it all and it saturates up to the grass.

Wherever that happens, you get a seep line: a wet band running roughly across the slope, with dry ground above and dry ground below. It is exactly the shape you would expect from water emerging along a contour, because that is what it is.

Why It Shows Up Days After the Rain

Underground travel is slow. Water percolating down through sand and then creeping sideways along a clay surface does not move at the speed of runoff. Depending on the distance and the slope, it can take a day, two days or longer for water that fell uphill to arrive at your yard.

That delay is one of the most reliable diagnostic signals you have. Surface water problems appear during the rain and resolve shortly afterward. Subsurface water problems appear late and linger. If your wet spot is at its worst two days after the storm, you are almost certainly dealing with interflow.

The Water Is Often Not Yours

This is the part that catches people off guard. The water surfacing in your yard fell somewhere uphill, and uphill may well be a neighbor's property, a street, a shared slope, or a development above you.

It explains a frustrating experience many Tyler homeowners have had. They fix every gutter. They extend every downspout. They regrade around the house. And the soggy strip in the back yard is exactly as wet as it was before. That is not because the work was bad. It is because none of it touched the actual source, which is water entering the ground somewhere they do not own and arriving underground.

There is no way to know this from a photo. It requires somebody standing on the slope, looking at where the land rises, and thinking about the contributing area above the property line.

Why Regrading Does Not Fix It

Regrading and swales are excellent tools. They reshape the surface so that water traveling on top of the ground goes where you want it to go.

Against interflow, they are close to useless. The water is not on the surface when it crosses your property line, so there is nothing on the surface to redirect. You can regrade a yard perfectly and the same seep line will reappear in the same place at the next rain, because the water is still arriving from below.

This is worth knowing before you hire anyone, because a contractor who diagnoses every wet yard as a grading problem will do good work that does not solve your problem.

Where the Drain Actually Goes

Here is the counterintuitive part, and the single most important thing in this article.

Not in the wet spot

The instinct is to put the drain where the ground is wet. That is where the problem is visible, so that is where the fix should go. But the wet spot is the symptom. It is the place where water that has already traveled a long way finally emerges. Putting a drain there means catching water at the end of its trip, after it has already saturated the soil, and it usually produces mediocre results.

An interception drain sits above the problem area, between the source and the thing you are protecting, and runs across the slope rather than down it. Think of it as a gutter installed into the hillside.

Water moving sideways along the clay hits the gravel trench, drops into it because gravel is far easier to move through than soil, enters the perforated pipe at the bottom, and gets carried off to the side and out to a discharge point. Everything downhill of that line simply stops receiving water. The seep dries up because the supply was cut off upstream.

Deep enough to reach the clay

The trench has to be cut down to the top of the clay layer. This is not optional and it is where a lot of drains fail. If the trench stops in the sand with saturated sand still underneath it, water simply passes beneath the drain and continues on its way. The homeowner concludes French drains do not work. In fact that one did not work, because it was not intercepting anything.

How deep that is varies from lot to lot. It is determined by digging a test hole and looking at the actual soil profile, which is one good reason to be skeptical of anyone quoting this work sight unseen.

How to Tell What You Have

A quick self check before anyone comes out:

  • Timing. During the rain and gone the next day means surface water. Shows up a day or two later and lingers means subsurface.
  • Location. Water in the lowest point of the yard means surface water. Water partway down a slope, above the low point, means subsurface.
  • Shape. A puddle or a pond means surface water. A band or strip running across the slope means subsurface.
  • Source. If you can trace an inflow path uphill with your eyes, it is surface water. If it seems to come from nowhere, it is coming from below.

Plenty of Tyler properties have both at the same time, which is why an on-site look, ideally while the ground is wet, is worth more than any amount of description.
